DGcert® Property Valuation

The DGcert® Property Valuation is carried out in accordance with the “Guidelines for Real Estate Valuation” published by the Italian Banking Association (ABI) and in line with international IVS standards.
It is based on a detailed analysis of:

  • Intrinsic characteristics: size, technical compliance, systems, maintenance condition

  • Extrinsic characteristics: location, local market trends, permitted use

This service applies to residential units (land registry category A), with a surface area of up to 150 square meters and complete documentation.

If your property does not fall within this category, please fill out the contact form and we will provide a customised offer you can purchase online.

The DGcert® Property Valuation service includes:

  1. Market analysis and identification of comparable properties recently sold

  2. Ortho-photogrammetric mapping and context analysis

  3. Cadastral survey including map extract issued by the Italian Revenue Agency

  4. Property valuation in accordance with IVS – International Valuation Standards

Once your order is completed, one of our advisors, responsible for your file, will contact you via email with a delegation form to be signed and a list of required documents to proceed.
You will receive a confirmation email as soon as we have received the full documentation.

Delivery time:
10 working days from the date of the confirmation email regarding receipt of the complete documentation.

Delivery method:
The valuation report will be delivered to the email address provided during registration.

Important note:
The DGcert® Property Valuation service can only be purchased in addition to the DGcert® Due Diligence service, which verifies the property’s urban and cadastral compliance or identifies any potential non-conformities.

According to Italian regulations, the market value of a property depends on its legal compliance.
Any irregularities that have not been addressed may significantly reduce the asset’s value or make it non-marketable.
For this reason, the due diligence is an essential prerequisite to ensure the valuation is consistent with the property’s actual legal and technical condition.
