DGcert® Due Diligence is the service that verifies the building, planning, and cadastral compliance of a property, helping ensure a smooth and secure sale or purchase process.

Over 20% of properties in Italy present hidden defects or compliance issues that may emerge before or after the purchase, causing delays, unexpected costs, or even legal disputes.

With this service — offered at a contained cost and within short timeframes — you will receive all technical documentation electronically, ensuring your property transaction is free of urban and cadastral issues.

DGcert® Due Diligence is available for residential units (cadastral category A) with a surface area of up to 100 sqm.
If your property exceeds this limit or falls into a different category (villas, full buildings, hotels, etc.), contact us to receive a personalised quote that you can purchase online.

DGcert® Due Diligence includes:

  1. On-site inspection by a certified professional

  2. Photographic documentation signed by a licensed technician

  3. Updated floor plan issued by the Land Registry Office of the Italian Revenue Agency

  4. Request for access to municipal planning records

  5. Verification of cadastral conformity or identification of the causes of non-conformity

  6. Verification of planning compliance or identification of the causes of any irregularities

  7. Technical report summarising the findings and identifying any critical issues

If the Municipality does not provide the necessary documents within the report delivery timeframe, a partial report will be issued based on the documentation available from the property owner.
The final update regarding planning compliance will be delivered as soon as we receive the required records from the Municipality.

Service Delivery Terms

After your order is confirmed, your assigned case manager will send you an email with the delegation form to be signed and a list of the required documents.
Once we receive the complete documentation, we will send a confirmation email and schedule the technical site visit.

If the Municipality requires an administrative fee for access to planning records, you will also receive a pre-filled payment slip. This amount must be paid directly to the Municipality. You will be asked to send us the payment receipt so we can proceed with retrieving the documents.

Delivery timeframe
10 working days from the completion of both the site visit and access to municipal records.

Delivery method
All documents are digitally signed and sent to the email or certified email address provided during registration.
