In the spectacular setting of the Cadore Dolomites, just outside Cortina d’Ampezzo, we assisted a client with the acquisition of a historic property intended for conversion into a boutique hotel.
We carried out a comprehensive Due Diligence to verify the property’s building, planning, and cadastral compliance, ensuring consistency between the current condition and the building permits. We also assessed the overall maintenance status of the building through our Total Home Inspection service
Once the verification phase was completed, we delivered a tailored Feasibility Study to support the conversion into a boutique hotel, outlining opportunities, constraints, and preliminary investment estimates for the transformation.

We also prepared quantitative cost estimates (computi metrici estimativi) to help determine the investments required to carry out the enhancement of the property.
This integrated approach allowed the client to define a solid investment strategy, reduce operational risks, and optimise the property’s development potential within the luxury hospitality market of the Dolomites.
