DGcert® Feasibility Study is the technical and regulatory assessment that identifies potential strategies for enhancing a property.
It provides a preliminary economic evaluation of a renovation or transformation project aimed at improving profitability.
The service also offers a clear definition of both estimated costs and implementation timelines.

Conducting a Feasibility Study before purchasing a property is a smart way to verify whether the asset truly meets your strategic objectives.

DGcert® Feasibility Study applies to residential units up to 100 sqm and includes:
• Verification of the proposed project based on current regulations
• Analysis of the project’s compatibility with existing constraints (environmental, historical, archaeological, landscape, etc.)

DGcert® Feasibility Study is only available as an additional service to the DGcert® Due Diligence, which verifies the property’s planning and cadastral compliance or identifies existing critical issues.
It cannot be purchased as a standalone product.

  1. verification of project compatibility with applicable building codes, urban planning regulations, the Municipal Planning Framework (PUC), and existing constraints;

  3. preliminary cost estimate for project implementation (CAPEX).

Service Delivery Terms
Once your order is completed, one of our advisors, responsible for your file, will contact you via email with a delegation form to be signed and a list of required documents to proceed.
You will receive a confirmation email as soon as we have received the full documentation.

Delivery time
10 working days from the date of the technical site visit (see point 1).

Delivery method
The documentation will be sent to the email address provided during registration.

Required Documents
• A brief description of the proposed project
• Any conceptual drawings or graphics illustrating the idea

Important Note
According to Italian law, building works cannot be authorized if the property presents any non-conformities. The Presidential Decree of June 6, 2001, No. 380 (Testo Unico dell’Edilizia) states that any construction activity is subject to the property’s compliance with current urban planning and building regulations.

For this reason, the Feasibility Study can only be carried out after the Due Diligence, as only a compliant property can be the subject of authorized interventions. The Due Diligence verifies if the property complies with planning regulations and building permits, identifying any non-conformities that may affect the feasibility of future interventions or reduce its marketability.
